What are the move-in costs?
To secure your new home with Urbany Homes, you’ll need to pay a bond equivalent to four weeks’ rent, plus one week’s rent in advance.
Your bond will be lodged with Tenancy Services and held securely for the duration of your tenancy, in accordance with New Zealand tenancy legislation.
Will I have a property manager?
Yes. As an Urbany Homes resident, you’ll have a dedicated property manager who will be your primary point of contact throughout your tenancy. They will be available to assist with any questions, maintenance requests, or tenancy-related matters, helping to ensure your rental experience is as smooth and enjoyable as possible.
Is parking available?
Urbany Homes properties offer dedicated car parking. Please check the details of your chosen home for specific off road parking options.
Do the homes come furnished?
Our homes include a quality oven & cooktop. plus dishwasher, making your move-in experience as simple and convenient as possible.
What is the minimum and maximum tenancy term?
We offer a minimum fixed-term tenancy of 12 months, with the option to stay longer if desired. Our goal is to provide long-term, stable housing for residents while maintaining flexibility to suit changing circumstances.
Will my rent increase during my tenancy?
Rent will not increase within the first 12 months of your tenancy or within 12 months of any previous rent increase. If a rent review is required, we will provide the appropriate written notice in accordance with New Zealand tenancy legislation.
What is the move-in process?
If your application is successful, a member of the Urbany Homes team will guide you through the move-in process, including tenancy documentation, bond and rent payments, and key collection, ensuring a smooth transition into your new home.
